Jennifer’s primary area of legal practice is commercial real estate with a focus on municipal redevelopment projects (public-private partnerships). The scope of her practice begins with land acquisition, either through purchase, grant, or ground lease, and continues through the development or redevelopment of land acquired, including, in the case of commercial real estate projects, reciprocal use agreements and other coordinated development arrangements, construction financing, and leasing and management.
In the case of redevelopment projects, Jennifer prepares and negotiates municipal project agreements and secondary public financing documents. Her work on redevelopment projects requires coordinating private development with public participation and private investment and financing with public financing, subsidy and oversight. In many instances, this includes the joint funding and construction of shared facilities, such as parking garages, public plazas and other project amenities.
As projects are completed, Jennifer handles permanent financing, replacement leasing, and sale or purchase of the completed projects. Accordingly, the full scope of her experience starts at project inception and continues through the full project life cycle.
